Frequently Asked Questions
Everything buyers usually ask before booking — grouped by topic.
Buying Process
You'll typically need PAN card, Aadhaar card, address proof, passport-size photos, and income proof (salary slips or ITRs) if you're applying for a home loan. The builder will confirm the exact checklist at booking.
Most builders require a token/booking amount of ₹50,000–₹2,00,000 to hold a unit, followed by an agreement value payment schedule tied to construction milestones (or full payment for ready-possession units).
Sometimes, particularly on under-construction inventory or during festive offers. We can flag which projects currently have flexibility when you enquire about a specific unit.
RERA & Legal
It confirms the project is registered with the Maharashtra Real Estate Regulatory Authority, meaning the builder has disclosed project details, land title, and committed to a possession timeline. It does not guarantee construction quality — that's still worth verifying independently.
Under RERA, buyers are entitled to compensation (typically interest on the amount paid) for delays beyond the registered possession date, or can withdraw and claim a refund with interest. Terms vary by agreement, so read the builder-buyer agreement carefully.
Yes — always cross-check the RERA number on the official MahaRERA website, and have a lawyer review the sale agreement and title documents before making any payment.
Home Loans
Most banks and NBFCs finance 75-90% of the property value depending on the loan amount slab, leaving the rest (plus stamp duty and registration) to be paid from your own funds.
Yes, we work with a panel of banks and NBFCs and can connect you with our home loan desk — use the EMI calculator to estimate your monthly payment first, then enquire for personalized rates.
It gives a close estimate using standard reducing-balance EMI math, but your actual approved rate, tenure and processing fees depend on the lender's assessment of your income and credit profile.
